A 222,824-square-foot Preferred Freezer Cold Storage warehouse project is in review on 13 vacant acres along Doolittle Road at North Ellis Road in West Jacksonville.
The city issued mobility fee calculation and concurrency reservation certificates for the project. The city calculated a mobility fee of $106,247 to mitigate the traffic impact.
Victory Unlimited Construction LLC of Indianapolis is the agent and developer and Willows Development LLC of Chatham, New Jersey, is the property owner.
Willows Development is led by John Galiher, CEO of Preferred Freezer Services, based in Chatham.
Kimley-Horn and Associates is the civil engineer.
Preferred Freezer Services of Jacksonville LLC already operates a warehouse at 1780 W. Beaver St.
A marketing representative with Preferred Freezer Services who declined to provide her name said the company is exploring its options.
Preferred Freezer Services says it operates 39 full service temperature-controlled warehouses in nine regions nationwide.
Willow Lakes bought the Doolittle Road property in 2008.
Another Preferred Freezer Services entity bought the 9.77-acre West Beaver Street property in 2007 from Farmers Market Inc., part of Beaver Street Fisheries. The 184,043-square-foot building was developed in 2008.
